Abstract:
A container and dispenser in conical shape for liquid or semi-liquid substances. The container features a rectangular rigid tab, two triangular notches on both sides of the tab at the height slightly below the tip of the cone, a perforated or indented scoreline to facilitate tearing off or cutting the top region of the tab, which is less rigid than the rest of the tab, where the top region of the container is made of a different material than the rest of the cone creating a zone of weakness at the indented dividing line between the top region and the rest of the cone and allows the user to easily tear off the top region of the tab and remove the top region of the cone opening a passageway in the tip of the cone where the substance can leave the dispenser by pressing the collapsible walls or back of the dispenser, without the need for a utensil. Also, a yarn or thread may be attached to the tab along the scoreline of the tab and the dividing line of the cone to further facilitate the tearing off of the top region of the tab and the cone. In addition, the middle region of the cone is made in a foil-like material that makes the cone re-sealable by pressing the walls of the middle region against each other.

Abstract:
A method of managing the risk of uncertainty of the future price levels of real estate property pursuant to a Back-End-Loaded Participatory Real Estate Equity Protection Contract or “BPREEPC.” One part of the invention grants the property owner the right to receive compensation in the event of a decline in the real estate index of the metropolitan area where the property is located. The property owner can only exercise this feature of the invention upon sale of the property to a third party. The amount of compensation equals a proportion of the value of the property as appraised at or about the time of the purchase of the put option, where the proportion is determined by the proportionate decline of the real estate market index, and where the amount of compensation may be capped at a certain amount. Another part of the invention grants the property owner a participatory payment upon sale of the property or at the end of the term of the BPREEPC in the event of an increase in the real estate index of the metropolitan area where the property is located. Such participatory payment may be a fixed amount as specified in the BPREEPC or may be determined as a certain rate of fee payable for the BPREEPC or a certain rate of the index appreciation since the purchase of the BPREEPC, where the maximum participatory payment may be capped at a certain amount. Under yet another part of the invention, the property owner is entitled to a non-exercise payment during the term of the BPREEPC in case the owner does not exercise the put option feature of the invention in the event of a decline of the real estate index of the metropolitan area where the property is located. Yet another feature of the invention involves the payment of a fee to the seller of the BPREEPC where such fee is payable upon the earlier of the sale of the property to a third party, or the refinancing of the mortgage loan that was entered into by the property owner for the purpose of acquiring the property.

Abstract:
A system and method for managing the risk for prospective real estate property buyers of price volatility in the real estate market in which they intend to purchase a property, without the need to make an immediate purchase. Data is input into a computer system and the computer system is used to prepare a Participatory Equity Appreciation Contract or “PEAC” which grants the prospective property owner, in exchange for a fee, the right to receive a payout, calculated as a function of the deviation of the real estate index of the geographic area in which the prospective purchaser intends to purchase a property, upon the earlier of: (i) the end of the term of the contract, or (ii) the occurrence of a life event such as the time the prospective purchaser actually purchases a property in the area. The prospective property owner can only receive the payout upon occurrence of a life event such as the time of purchase of a property in such area, which may be later than the end of the term of the PEAC. The payout is a payment composed of one or more tier payments, each corresponding to a particular range of index increments. For each range of index increments, the respective tier payment consists of a certain pre-determined amount or a share of a certain pre-determined amount.
