FHA Specialist FHA loans are not created equal. As a licensed broker in California, we have up to 14 different FHA lenders we look to to fund your loan. FHA has rules and guidelines. If the speed limit on the road was 120 mph, you might decide that is just a little too fast for you to drive. Lenders may also choose that some of FHA's rules are "too fast," or risky for their business model. They will pick a risk range within FHA's guidelines and fund, or turn down, their loans accordingly. Higher risk lenders have higher rates...but they will do loans others won't. And the opposite it true....lower rates may equal a smaller box for us to put your loan in. Higher credit scores, better cash reserves...all that can get you a better rate. And for 12 years, we know where to put your loan.
